North Carolina estimating: crawl-space scope decisions

The moisture-control choice changes the physical estimate package and trade split, beyond generic code-edition control.

Remote estimating service · Reviewed 2026-10-05

ILLUSTRATIVE APPLICATION BASED ON PUBLIC REQUIREMENTS

This conditional illustration uses public documents. It is not a ConstructQuant client, completed project or account of local project experience. No project quantities or prices are assumed.

Establish the closed crawl-space document basis

Conversion to closed crawl space under the project-confirmed 2018 NCRC R409 basis; later/alternative project bases require separate confirmation. Methods are alternatives, not a combined required package. No equipment sizing, duct airflow or contractor-license claim for ConstructQuant. Other trade licensing is not settled by the interpretation.

Measure the selected humidity-control method

If the detail selects a dehumidifier, do not silently price a supply-air branch as its equivalent. If it selects supply air, trace the branch route and connection to the mechanical package. Carry only assigned drain/power work shown in the plans, and keep permit or licensed-trade responsibility explicit.

Separate HVAC connections from permit and trade allocation

The moisture-control choice changes the physical estimate package and trade split, beyond generic code-edition control. Specific NC interpretation plus method comparison cannot be replaced with South Carolina future-code dates.

Trace the document into the estimate

Official basis
North Carolina Office of State Fire Marshal: Closed crawl-space humidity method and permitting interpretations. 2018 code current listing checked October 5, 2026; R409.5 interpretation March 20, 2019; permit interpretation December 11, 2025. Project documents
Accepted crawl-space detail, selected R409.5 humidity-control method, mechanical/electrical layouts and permit responsibility.
Documented condition
OSFM distinguishes dehumidifier, supply air, house air, exhaust fan and conditioned-space methods; supplied/conditioned HVAC paths have a different H-3 allocation from standalone methods. Conversion requires the permit basis described by the current interpretation.
Affected scope
Designer-selected humidity equipment or HVAC branch package and separately assigned electrical/other connections.
Possible estimate items
Selected dehumidifier EA or supply-air duct branch LF/fittings; specified power/drain connections where shown; allocated permit responsibility.

Remote services and agreed deliverables

ConstructQuant provides quantity takeoff, material takeoff, cost/priced estimates and bid estimating remotely for projects across the United States. Remote coverage does not imply physical offices, local teams or local project history. The agreed project scope determines the services and outputs included.

Excel, PDF and quantity worksheets are supported deliverables. Marked drawings, material lists, scope notes and other outputs are project-dependent. Only deliverables included in the project’s agreed scope are promised.

Workflow: Plans/specs → Scope review → Quantity/material takeoff → Pricing/cost estimate where requested → QA/review → Final deliverables

Send the issued plans/specifications and the estimate purpose for scope review. Identify the requested trades, document revisions and any unresolved details before agreeing the output package.
