ILLUSTRATIVE APPLICATION BASED ON PUBLIC REQUIREMENTS
This conditional illustration uses public documents. It is not a ConstructQuant client, completed project or account of local project experience. No project quantities or prices are assumed.
Separate coastal insurance scope from statewide work
Designated coastal catastrophe area and a project whose owner/insurer confirms the TDI/TWIA certification basis; not every Texas job. Do not choose wind loads, declare insurance eligibility or assume damage. Inspector/design team supplies applicable details. Allowance amount is not supplied.
Capture deck condition and the specified attachment package
Separate known deck replacement from concealed-condition uncertainty. If the extent is unmeasured, request a contractor survey or an explicitly agreed provisional allowance rather than inventing replacement area. Check whether specified accessories and inspection responsibility sit in the bid package.
Allocate the windstorm inspection responsibility
The user can distinguish visible roof-covering quantities from uncertain substrate work and separate an inspection/certification responsibility from materials. The coastal insurance applicability branch and TDI inspection boundary are absent from the national Roofing service description.
Trace the document into the estimate
- Official basis
- Texas Department of Insurance: Coastal windstorm inspections and storm-repair guidance. TDI consumer guidance updated May 8, 2026; project code basis must be checked separately. Inspection requirements; roofing and siding repair questions
- Project documents
- Insurance/certification basis, reroof or siding repair scope, issued roof/wall detail and manufacturer instructions.
- Documented condition
- TDI distinguishes reroof inspection from limited exempt repairs and calls for damaged roof decking to be replaced before new covering; siding installation follows product instructions.
- Affected scope
- Deck repair beneath replacement roofing; specified siding fastening/weather barrier; separate inspection responsibility.
- Possible estimate items
- Deck removal/replacement SF when documented; roof covering and underlayment SF; specified siding fasteners; agreed third-party inspection allowance.
| Decision | Inspect | Possible scope row | Check before pricing |
|---|---|---|---|
| Roof deck condition | Reroof detail and survey | Documented deck SF or unresolved allowance | Avoid assuming either zero damage or full replacement. |
| Siding attachment | Selected evaluation and installation detail | Specified fasteners and weather-barrier package | Do not apply a generic attachment schedule. |
| Windstorm inspection | Owner insurance basis and bid responsibilities | Separate agreed inspection allowance | An estimate does not issue a certificate. |
Source references and limits
Do not choose wind loads, declare insurance eligibility or assume damage. Inspector/design team supplies applicable details. Allowance amount is not supplied.
This proposed estimating resource does not determine engineering/design, permit approval, insurance eligibility, environmental design, legal applicability or code-compliance certification. Refer project applicability and design decisions to the responsible designer, authority or operator. This is a resource boundary, not a separately confirmed exhaustive company service exclusion.
Remote services and agreed deliverables
ConstructQuant provides quantity takeoff, material takeoff, cost/priced estimates and bid estimating remotely for projects across the United States. Remote coverage does not imply physical offices, local teams or local project history. The agreed project scope determines the services and outputs included.
Excel, PDF and quantity worksheets are supported deliverables. Marked drawings, material lists, scope notes and other outputs are project-dependent. Only deliverables included in the project’s agreed scope are promised.
Workflow: Plans/specs → Scope review → Quantity/material takeoff → Pricing/cost estimate where requested → QA/review → Final deliverables
Send the issued plans/specifications and the estimate purpose for scope review. Identify the requested trades, document revisions and any unresolved details before agreeing the output package.
