ILLUSTRATIVE APPLICATION BASED ON PUBLIC REQUIREMENTS
This conditional illustration uses public documents. It is not a ConstructQuant client, completed project or account of local project experience. No project quantities or prices are assumed.
Read the selected energy-credit options on the permit set
Project within WSEC residential scope whose permit drawings expressly select the illustrated credit; not all Washington projects or all energy-credit options. Designer/authority selects eligible options, verifies performance and total credits. No energy calculation, equipment sizing or automatic statewide requirement is supplied.
Trace recovery equipment into the plumbing and ventilation layouts
When option 5.1 is selected, trace the unit and its connected shower layout into plumbing equipment and piping rows. When option 2.1 is selected, check the ventilation schedule rather than treating whole-house ventilation as an unspecified exhaust fan. Do not price unselected options or assume these options complete the credit total.
Separate option inclusion from credit certification
Turns a selected credit into equipment and distribution inclusions that could disappear in a trade-only quantity sheet. Selected WSEC option-to-equipment trace is distinct from California compliance field-to-layer/net-area mapping.
Trace the document into the estimate
- Official basis
- Washington State Legislature and State Building Code Council: Selected residential energy-credit options and required permit drawing entries. 2021 WSEC residential; WAC 51-11R-40620/40621 filed January 16, 2024, effective March 15, 2024; current official text reviewed October 5, 2026. R406.3 drawing selection requirement; Table R406.3 option 5.1 and option 2.1
- Project documents
- Permit energy-credit schedule, plumbing diagram, selected equipment schedule and ventilation layout.
- Documented condition
- Drawings identify selected credit options; option 5.1 requires a drain-water heat-recovery unit and plumbing layout; option 2.1 identifies heat-recovery ventilation and an air-leakage target.
- Affected scope
- Selected drain-water heat-recovery equipment/connections; selected HRV equipment/distribution and assigned testing responsibilities.
- Possible estimate items
- Specified drain-water heat-recovery unit EA and piping LF/fittings; scheduled HRV EA and duct connections; agreed testing allowance if assigned.
| Decision | Inspect | Possible scope row | Check before pricing |
|---|---|---|---|
| Selected option 5.1 | Permit credit schedule and plumbing diagram | Heat-recovery unit and documented connection piping | No unit is assumed without a selected option. |
| Selected option 2.1 | Credit entry and ventilation layout | Scheduled HRV and its distribution connections | Do not substitute a generic exhaust fan. |
| Credit versus bid responsibility | Issued option list and contract testing allocation | Measure selected systems; list testing only if assigned | A takeoff does not certify credit totals. |

Remote services and agreed deliverables
ConstructQuant provides quantity takeoff, material takeoff, cost/priced estimates and bid estimating remotely for projects across the United States. Remote coverage does not imply physical offices, local teams or local project history. The agreed project scope determines the services and outputs included.
Excel, PDF and quantity worksheets are supported deliverables. Marked drawings, material lists, scope notes and other outputs are project-dependent. Only deliverables included in the project’s agreed scope are promised.
Workflow: Plans/specs → Scope review → Quantity/material takeoff → Pricing/cost estimate where requested → QA/review → Final deliverables
Send the issued plans/specifications and the estimate purpose for scope review. Identify the requested trades, document revisions and any unresolved details before agreeing the output package.
